Marcia Kyanka has remained steadfast & unwavering in her dedication to service of her sellers & buyers in spite of the uncertainty of Covid-19. Kyanka & her company Berkshire Hathaway HomeServices Premier Properties has experienced a real growth in 2020 in her personal business & her company’s addition of an additional 14 offices in Houston & the state.

Having grown up in Shepherd Park Plaza, Kyanka brings a unique knowledge of The Heights, Oak Forest, Garden Oaks, Shepherd Park & inside the Loop. This expertise allows her to find the forever home for the buyer & maximize the value of the seller’s property. This unique & intimate knowledge of the neighborhood provides the buyers with all the answers they need about shopping, traffic patterns, schools, restaurants, etc. when hunting for their new home. This same knowledge she utilizes when marketing her seller’s property by highlighting the benefits of living in the area.

The buyer’s needs /focus changed this year due to Covid-19, with an emphasis on office space, larger back yards & pools being in high demand. There is no formula for finding the perfect fit for the buyer, but one thing remains constant, finding a house that they can make their home.

The seller’s traditional showing patterns have changed with more virtual open houses, virtual showings & fewer in person appointments. Kyanka has juggled showings that are spaced that allow time for cleaning the property, & helping the seller stage his home for optimum presentation for virtual showings.

The buyer’s too have received the same specialized showings as Kyanka previewed the properties & revealed the rooms & the spaces to the buyer via a virtual walk-thru. Kyanka has missed seeing the buyers reaction when they were physically entering in the home & she has missed the interaction this type of showing allowed prior to Covid -19.

“I love being with my clients, and being able to see reactions when they walk into a house,” she said. “You can read a lot from that, & you learn by seeing. It is hard to get that feeling when you’re virtual.

Kyanka has used the tools provided by Berkshire Hathaway HomeServices Premier Properties for their agents to work with & thru the necessary changes in her business due to Covid -19. As the market activity has increased, no home tour is complete without masks, hand sanitizer, & social distancing. Open Houses are becoming more prevalent & back to back showings are now very much the norm.

The lower interest rates have created a large pool of buyers for her listings & the sellers have appreciated the ease of marketing their homes with Kyanka.

Precautions and safety are still number one, but Kyanka has seen the amazing spirit of the community in which she lives and works & has been delighted that her business & the community have remained strong for the last 8 months.

As we all look for the light at the end of the tunnel, Kyanka has pledged to continue to support the sellers & buyers that trust her with what may likely be their biggest investment, selling their home and / or finding that new forever home.
